Due to growth we are recruiting for a Senior Project Director.

Minimum Requirements

Due to growth we are recruiting for a Senior Project Director.

• Responsible for leading, managing, coordinating, and administering a group of projects or one major project from conceptual stages through all phases of the projects, with the assistance of the project team.

• Experience in high end residential projects and commercial offices including Design and Build Contract Management

Minimum Requirements :

• Reviews bids, documents and technical data for the project; establishing programmes and budgets for contract obligations. Lead bid contract negotiations.

• Responsible for leading the project team and ensuring project completion within budget schedule and in conformance with specifications.

• Takes the initiative in working with all construction specialists including programing, procurement, quality assurance, construction, finance and accounting and other services required to be performed for the project to achieve an integrated project team approach to the work.

• Initiates and directs the planning and development of the project scope, procedure, budget and overall project programming.

• Reviews all subcontracts, change orders and contracts/sub-contracts. Lead reviews and change order controls to assure that all change orders are current and adequate.

• Reviews and approves all project forecasts; programmes, cost estimates, financial reports and reconciles all commitments that exceed assigned budgets.

• Coordinates all client contacts and maintains working relationships at all levels throughout the period of the project. Monitors and controls all contractual commitments to assure that all work is being performed in accordance with the specifications, drawings and terms of the contract.

• Reviews equipment procurement methods, programmes, and specific plans including supplier surveillance and methods of delivery to ensure compatibility with the overall project programme and budget.

• Conducts regular project and Client meetings to review progress and discuss construction and engineering changes to project suggested by Client.

• Resolves problems of coordination, programme, and priority.

• Responsible for managing, coordinating and administering major projects including responsibility for timely and appropriate invoicing and payments of our suppliers and sub-contractors.

• Takes the lead in working with all departments including engineering, cost/programme, procurement, quality assurance, construction, and accounting and other services required to be performed for the project.

• Thorough understanding of scope of work, covered by the trade contracts.

• Demonstrated knowledge of construction, engineering and procurement and other project-related activities, their interfaces and interdependencies.

• Ability to manage; take corrective action, monitor work, manage conflict, coordinate the activities of others.

• Determines the priority of assignments based on critical deadlines that must be met.

• Must be able to interact with Owner/Client and establish a working relationship.

• Must be able to coordinate and establish a “Team Concept” with all staff on the project.

Preferred Qualifications

• Construction Project management experience, which includes knowledge of all phases of construction operations relating to field activities, of all field engineering disciplines, all construction technologies, project management, and bidding new projects.

• Experience with a major construction/program management firm, managing people, budgets, project schedules, and in overseeing contractor, client and vendor relationships.

• Degree in Civil or Building Engineering or Construction Management.
