Job Summary
AECOM Capital is the investment arm of AECOM, a Fortune 500 company with revenue of approximately US$17.4 billion during fiscal year 2016.

AECOM Capital was established in 2013 as a co-General Partner investor and developer of real estate and infrastructure assets in the United States that seeks to deliver attractive risk adjusted returns to all its capital partners by leveraging off the unique brand, balance sheet and construction delivery capability of its parent company AECOM. To date, there are 17 live development projects with a value of over $5 billion assets under management. With the widespread success of the US platform, AECOM Capital is keen to expand its market coverage into the UK and Continental Europe. It has already closed on its first UK transaction and is actively targeting new pipeline consistent with its “develop to core” investment strategy.

AECOM Capital is now looking to hire a Project Director who will have overall responsibility and accountability to ensure our joint venture development partners deliver in accordance with the project design and programme on multiple development projects across a range of sectors; ground up mixed use, residential, commercial and hospitality projects and markets. Working closely with our development partners the Project Director will provide leadership and direction to the project delivery teams and will provide a quality, responsive technical and project management service to AECOM Capital to enable its achievement of the complex program goals and objectives. The Project Director will provide executive direction for the execution of all agreed services in a professional, legal, ethical, timely and safe manner at an appropriate and consistent level of quality.

Minimum Requirements
Principal Responsibilities
Oversee the development from commencement of construction to completion. Manage project development teams (including design professionals and consultants).
Produce monthly development reports and prepare project status reports and meeting minutes to ensure plans adhere to contract specifications.
Develop and maintain working relationships with all pertinent governing bodies and code officials.
Manage monthly construction loan draw request process and investor reporting.
Schedule and manage weekly meetings for individual projects.
Actively manage detailed construction and development budgets and schedules in conjunction with the contractor and other external specialists/consultants.
Manage final design, development and construction document preparation process.
Manage the flow of information between internal and 3rd party design and engineering professionals, in order to provide comprehensive project information to executive-level team-members.
Communicate with other functional teams (i.e. Investments, Accounting, etc.) as needed to ensure compliance.
Manage the construction bid and award process and the negotiations throughout.
Value engineer design with contractors and designers to maximize the best product for competitive pricing.
Establish / manage document control and filing systems, both hard-copy and electronically. Transmit and track documents as required. Ensure contracts and other important documents are archived.
Review contractor(s) schedules on a weekly basis and resolve problems immediately, as needed, in the field with contractor(s).

Preferred Qualifications
Experience

Excellent organizational and analytical skills.
Full appreciation and experience as a Project Manager in different delivery models such as Client rep, PMC, D+B, PMCM etc.
Strong Excel, Word, and Powerpoint skills.
Must be motivated and proactive and be able to lead and influence stakeholders both internally and externally.
Must be able to work in a fast paced/entrepreneurial environment.
Self-starter with ability to multi-task and efficiently manage time and workload.
Ability to work well in a team environment or on an individual basis.
Strong attention to detail.
Excellent oral and written presentation skills.

Specific Skills
Proven development / construction experience in leading the delivery on a major real estate projects (mixed use, hospitality, residential, commercial)
Must have delivered at least one major project throughout the full lifecycle with successful results.
Strong organizational and report writing skills
Good public speaking and presentation skills.
